1. About These Terms
These Terms and Conditions govern the relationship between Balefire Kent ("we," "us," "our") and any individual or organisation ("client," "you") who engages our electrical services. By booking a service visit or accepting a quotation from us, you agree to these terms. Please read them carefully before proceeding.
These terms are governed by the laws of Malaysia and are subject to the jurisdiction of Malaysian courts.
2. Services Offered
Balefire Kent provides the following electrical services to residential and commercial properties in the Penang region:
- Shophouse & Home Electrical Visit โ An assessment and documentation visit covering the panel, outlets, wiring, and visible electrical condition.
- Lighting & Fitting Installation โ Supply and installation of lighting fixtures, wall sconces, ceiling fans, and associated accessories.
- Traditional Property Panel Work โ Assessment, testing, labeling, and where agreed, component replacement on main electrical distribution boards.
All services are carried out in accordance with applicable Malaysian standards, including MS IEC 60364. The scope of each engagement is agreed at the point of booking and confirmed in writing.
3. Bookings and Confirmations
A booking is considered confirmed when we have sent written confirmation (by email or message) of the agreed date, time, service type, and address. We do not consider verbal arrangements binding until confirmed in writing.
We operate Monday to Friday, 8:00 am to 6:00 pm, and Saturday, 8:00 am to 1:00 pm. We do not offer visits on Sundays or Malaysian public holidays unless specifically arranged.
Confirmed bookings are subject to reasonable availability. In the unlikely event that we must reschedule a confirmed booking, we will notify you with as much notice as possible and offer an alternative date at no additional cost.
4. Fees and Payment
Service fees are as set out on our Solutions page and as quoted at the time of booking. All fees are in Malaysian Ringgit (RM) and are inclusive of applicable taxes unless otherwise stated.
- Shophouse & Home Electrical Visit: RM 710
- Lighting & Fitting Installation: From RM 1,775 (final price subject to scope)
- Traditional Property Panel Work: RM 3,595
Payment is due upon completion of the service unless a prior arrangement has been made in writing. We accept payment by bank transfer. Invoices are issued at the close of each visit and payment is expected within five business days of invoice receipt.
For larger works or multi-session engagements, a deposit may be requested before work begins. This will be stated clearly in the written quotation.
5. Cancellations and Rescheduling
We understand that circumstances change. Our policy is as follows:
- More than 48 hours before: Cancellation or rescheduling at no charge.
- 24โ48 hours before: We ask for reasonable notice but will not charge for a first cancellation within this window.
- Less than 24 hours before: A cancellation fee equivalent to 25% of the service fee may apply, except in cases of documented unforeseen circumstances.
Rescheduling requests are welcomed and will be accommodated based on availability. Repeated last-minute cancellations may affect our ability to hold preferred slots for future bookings.
6. Access and Client Responsibilities
To carry out the agreed work, you agree to:
- Provide safe and unobstructed access to the areas to be inspected or worked on
- Disclose any known hazards on the property (asbestos, structural issues, etc.) prior to the visit
- Ensure that a responsible adult (18 or over) is present throughout the visit
- Allow the technician to carry out any necessary power isolation to safely conduct the work
- Provide accurate information about the property and its electrical history to the best of your knowledge
We are not responsible for delays or incomplete work arising from restricted access or undisclosed hazards discovered on-site. In such cases, the agreed fee may still apply, and a revisit may need to be arranged.
7. Scope of Work and Limitations
Our assessments and visit reports cover visible and accessible elements of the electrical installation. We do not open walls, disturb structural elements, or access concealed wiring unless specifically agreed and scoped in advance.
Visit reports reflect conditions observed at the time of the visit. They do not constitute a certification of compliance or a full structural survey. Findings are provided in good faith based on the accessible evidence available.
Where component replacement or additional remediation work is identified during a visit, this will be discussed with you and must be separately agreed before proceeding. We do not carry out additional work beyond the booked scope without your explicit consent.
8. Client-Supplied Materials
For lighting and fitting installations, clients are welcome to supply their own fixtures, including antique, imported, or specialist items. When client-supplied materials are used:
- We will handle items with appropriate care, but we cannot accept liability for pre-existing damage or fragility not disclosed at the time of handover
- We reserve the right to decline installation of items we consider unsafe or incompatible with the property's electrical system
- If a client-supplied fitting is found to be incompatible or unsuitable upon inspection, we will advise you before proceeding; any delays arising from this are not our responsibility
9. Liability
Balefire Kent takes reasonable care in all work carried out. Our liability is limited as follows:
- We accept liability for direct damage caused by negligence on our part during a visit or installation
- Our total liability in respect of any single service engagement shall not exceed the total fee paid for that engagement
- We are not liable for indirect or consequential losses, including loss of rental income, business disruption, or costs arising from conditions discovered during (but not caused by) our visit
- We carry appropriate public liability insurance. Details are available on request
Nothing in these terms limits liability for death or personal injury caused by our negligence, or for fraud or fraudulent misrepresentation.
10. Intellectual Property
Written visit reports and documentation produced by Balefire Kent are provided for the personal use of the commissioning client. They may not be reproduced, resold, or attributed to any other party without our consent. The contents of this website, including text, design elements, and structure, are the property of Balefire Kent.
11. Complaints
If you are dissatisfied with any aspect of our service, we ask that you contact us within 14 days of the visit or installation in question. We will acknowledge your concern within three business days and aim to resolve it within 14 business days.
Complaints may be directed to: [email protected] or by post to our address below. We take all feedback seriously and use it to improve our practice.
12. Governing Law
These terms are governed by the laws of Malaysia. Any disputes arising from or related to these terms or to the services provided shall be subject to the non-exclusive jurisdiction of the courts of Malaysia.
13. Changes to These Terms
We may update these terms from time to time. The version published on our website at the time of booking applies to that booking. Material changes will be communicated to clients with active engagements. The date at the top of this page reflects the most recent revision.
