A century-old shophouse — understanding before acting

The Situation

An Armenian Street shophouse owner inherited a building with visible wiring from at least three different eras. Previous tradespeople had advised full replacement without examining the installation closely. The owner wanted a second, more thorough opinion before committing to that expenditure.

Our Approach

We conducted a full two-and-a-half-hour electrical visit, mapping visible wiring by era and condition. Testing indicated that a substantial portion of the installation was serviceable. The areas of genuine concern were clearly identified and described in the written notes provided afterwards.

The Outcome

The owner proceeded with targeted panel work and partial remediation rather than a full rewire — saving considerably on cost while addressing the genuine safety concerns. The written documentation was subsequently used in a conservation grant application. Timeline: 2 visits over 3 weeks.

Lighting for a heritage café — character without compromise

The Situation

Panel assessment ahead of a property transaction

The Situation

A prospective buyer of a 1960s terrace house in Pulau Tikus wanted an independent assessment of the electrical panel before finalizing the purchase. The existing panel had no labeling and the seller could not account for several circuits.

Our Approach

Arif conducted a full panel assessment, testing each circuit and protective device systematically. Unlabeled circuits were traced and identified. Two breakers were found to be incorrectly sized for their load. A full written summary was produced for the buyer's use.

The Outcome

The buyer used the written summary in purchase negotiations and successfully negotiated an adjustment to the agreed price to account for the required remediation work. After completing the purchase, the same buyer returned to Balefire Kent to carry out the corrections identified in the report. Timeline: single-day assessment.
